Lakefront yards are a different animal. The moisture, the slope, the constant exposure - it all adds up. Without the right foundation underneath, grass struggles to establish and irrigation issues get worse fast. That's exactly what we were dealing with at this Lake Mohawk property in Sparta, NJ.

We came in with a clear plan: fresh sod, repaired irrigation, and a clean layout that ties everything together. Lakeside turf needs to be installed right the first time. Poor prep or a broken irrigation system means patchy, uneven growth - and on a property like this, that's the last thing you want. We made sure every section was set up to take root properly and get consistent water where it needed to go.

The hardscape elements here really pull the whole space together. Curved retaining walls built from natural-looking block keep the planting beds clean and defined, while a river rock drainage channel runs along the fence line to handle water movement without eroding the lawn. Large stepping stone pavers cut through the sod and lead straight down toward the dock - functional, but sharp-looking. It's the kind of detail that makes a yard feel intentional rather than thrown together.

Lawn renovation on a sloped lakefront lot isn't something you want to hand off to just anyone. Between managing drainage, working around existing hardscape, and getting sod to establish on uneven ground near water, there's a lot that can go wrong. We've done enough of these to know where the trouble spots are before they become problems.

The result is a yard that actually works for the property - one that holds up through the season, drains the way it should, and looks the part for a home right on the lake.
